Terms and Conditions (TCs)
for the rental of vacation homes and apartments
by Rainer Selck

  1. Scope of Application
These TCs apply to all bookings of vacation homes and apartments from Rainer Selck, regardless of whether the booking is made via our own website, booking portals, or other channels.
  2. Booking Conclusion of Contract
The rental agreement is finalized upon written confirmation from the landlord.

By booking, the tenant accepts these T as well as the house rules as binding.

After the contract is concluded, a deposit of 20% of the rental price is due within 7 days.

Subletting or passing the accommodation on to third parties is not permitted.

  1. Payment Terms
    • Deposit: 20% within 7 days after conclusion of contract
    • Final payment: no later than 14 days before arrival plus visitor’s tax and a €70.00 security deposit
    • Short-term bookings (<14 days before arrival): total amount due immediately

In the event of late payment, the landlord reserves the right to withdraw from the contract.

The security deposit serves to cover potential damages and to offset electricity consumption.
Billing is based on actual consumption according to the meter reading.
Any remaining balance will be refunded after departure.

  1. Arrival and Departure
    • Arrival: from 4:00 PM
    • Departure: by 10:00 AM
  2. Cancellation and Early Departure
In the event of cancellation without providing a replacement tenant, the following costs apply (excluding final cleaning):
    • up to 49 days before the start of the rental: 75%
    • up to 35 days: 85%
    • up to 21 days: 90%
    • up to 14 days: 95%
    • later than 14 days before the start of the rental: 100%

The tenant reserves the right to provide evidence of lower damages.

There is no entitlement to a refund in the event of an early termination of the stay.

Cancellations must be made in writing. The date of receipt by the landlord is decisive.

  1. Use Liability
The accommodation may only be used by the number of persons specified in the rental agreement.

Use is restricted to a single travel group (e.g., family, couple, or persons traveling together).

Bookings by several independent households as well as use for the purpose of shared cost-splitting are only permitted with the prior express consent of the landlord.

The merging of several groups traveling separately before or during the stay without the landlord’s consent is not permitted.

Unregistered overnight guests are not allowed.

In the event of violations of these regulations, the landlord is entitled to terminate the rental relationship without notice. In this case, there is no entitlement to a refund.

The tenant agrees to treat the accommodation and inventory with care.

The tenant is liable for all damages culpably caused by themselves, fellow travelers, visitors, or pets brought along. Damages must be reported immediately.

The accommodation must be handed over swept-clean upon departure.

  1. Liability of the Landlord
The landlord is only liable for damages based on intentional or grossly negligent breach of duty.

This does not affect liability for injury to life, body, or health.

  1. Pets
Pets are only permitted with the prior written consent of the landlord.
There is no entitlement to approval.

The type and number of animals must be agreed upon in advance.
An additional fee may be charged for approved pets.

The tenant is liable for all damages caused by pets.

  1. Visitor’s Tax
The currently applicable visitor’s tax of the city of Glücksburg must be paid by the tenant in accordance with local regulations.
  2. House Rules
The house rules are part of the rental agreement.
They are made available to the tenant before the contract is concluded and must be observed.
  3. Final Provisions
Amendments and supplements must be made in writing.

Should individual provisions be invalid, the validity of the remaining regulations remains unaffected.

German law applies.
The place of jurisdiction is—as far as legally permissible—the registered office of the landlord.

Kind regards,

Rainer Selck
